No Smoking Policy for
South Chatham Village<= /span>

Due to the increased risk of fire, and the known health effects of second hand smoke, effective January 1, 2010 smoking will= be prohibited in any area of the South Chatham Village property, both private and common, whether enclosed or outdoors. This policy will apply to all tenants, guests and servicepersons.

Current smoking tenants will be exempt and w= ill be allowed to smoke inside their units only with windows and patio doors close= d. Smoking on the patios or balconies
will no longer be tolerated. Smoking will also not be allowed anywhere on t= he property owned by South Chatham Village including Elm Street Acres.

Effective January 1, 2010 a new “No Smoking” clause will be added to all new leases. This will mean implementation of the No Smoking Policy could take a number of years to tot= ally take effect. As smokers move out of their apartments, they will be replaced= by non smokers.

The following will be inserted= in all new leases:

which has resulted in a transition period when some tenants will be permitted to smoke* in their units and on the premises and others will not.
No new tenant,their = guest, business invitee, or visitor shall smoke cigars, cigarettes, or any similar product whose use generates smoke within the building.
This prohibition includes the leased unit, balcony / patio, as well as anyw= here on the properties owned by the Christian Senior Citizens Home of Chatham.

This prohibition does not apply to tenants whose tenancies pre-date the implementation of the non-smoking policy. Those tenants and their guests, business
invitees, or visitors are permitted to smoke cigar, cigarettes, and similar products inside their units onl= y, not on their balcony / patio, as well as elsewhere
on the property. In accordance with Provincial legislation, smoking is not permitted in elevators or in other common areas within the building.

As a= result of this transition period, the smoke may drift from smoking units into non-smoking units. South<= /st1:PlaceName> Chatham Village accepts no responsibility
for damages or the disturbance of reasonable enjoyment that may occur as a result of drifting smoke.

* For the purposes= of this policy, smoking refers to the inhaling, exhaling, or burning of any tobacco= or similar product whose use generates smoke.
